Alpharetta HUD, REO and Foreclosure Real Estate Broker

I'm here to represent you, the buyer, for 100% free as your personal Realtor in Alpharetta, Ga which means you will be working with me directly and not given to an assistant- and you're not responsible for any fees or commissions to me.

Buying a Reo property can be complicated with all the bank addendums, stipulations, amendments, instructions, rules for earnest money down payment, various contingencies, the due diligence period, pre-qualification, and Sales and Purchase GAR contracts - just to name a few. Don't choose a Realtor not well versed in this field. It could easily cost you your down payment, not to mention losing out on a great deal. I am a certified HUD and Real Estate Owned (REO) specialist, and I know the Alpharetta best neighborhoods very well.

Beautiful Alpharetta has a thousand equestrian farms and 3,600 businesses. It's best of both worlds. Alpharetta is located just 30 minutes north of Atlanta and 30 minutes SW of Lake Lanier. It is one of the most affluent communities in the entire state. In 2009, Forbes ranked Alpharetta as the number 1 "reloville" in the United States for relocation places. Zip codes of 30004, 30022, 30005, and 30009.

Besides a foreclosure costing 20% less on average in final sale price than a regular listing ("apples to apples") here are...

7 really impressive Reasons to buy homes in 2011

Alpharetta bank owned home    Alpharetta foreclosures

... and now why you need me as your Buyer's Agent

1)  The Seller (the lender bank) will pay out 5%-6% commission regardless if there's 1 or 2 Realtors

2)  Do you want to be represented by the listing agent who also represents the seller? (conflict of interest, no?)

3)  I will work with you one on one- not to an assistant- charging you nothing (zippo, nada, zero)

4)  I  know Alpharetta areas, subdivisions and streets as well as anyone (such as Birmingham Highway or Country Club of the South)

5)  I will help you enjoy the buying process here in this beautiful metro- yet stunning horse country- town just 35 minutes north of Atlanta

1st Step in buying a bank owned property:

Get Pre approved first or at least Pre qualified.

Banks, the sellers on foreclosures, 75% of the time require a pre-approval letter or proof of funds ("cash") to accompany your offer. So get your verifiable documents and accounts in order first (a pre qualification letter is the minimum you'll need with your offer with offer on an Reo for financing purposes). I recommend Patric Vanderbeck, who is a local Alpharetta, Ga mortgage officer with vast experience with mortgages. He will get you the best rates and best fitting loan package for your needs. And he answers calls and questions faster than any mortgage broker I have ever experienced.  Patric Vanderbeck, Mortgage Loan Originator (678) 591-9081 Email: Patric.Vanderbeck@SoutheastMortgage.us

Great advice from Realtor.com.

Do I Need a Buyer’s Agent for Home Purchase?

Q: We own a home now in town for 14 years. We’ve done a drive-by and are interested in a different home in a rural setting. We have made an appointment with the listing agent to see the house on our own. If we are still interested after seeing the house, we will need to sell ours in order to buy it. We may or may not continue looking if that one is not “the one.” A friend is urging us to have our own REALTOR® now to represent our interests before our appointment next week. I don’t see the need until we’ve decided that we’re ready to give up our current home for another. What do you advise? ~ Brenda

A: Brenda, there are a couple of problems with looking at homes without your own Realtor (working as a Buyer’s Agent). First, the listing agent is representing the seller, and cannot give you any information on the property other than what the seller would allow. The other issue is that the compensation for representing a buyer typically goes to the agent who first showed the property to the buyer. So, if you go to see a home with the listing agent, then your agent could possibly be cut out of receiving any compensation from the transaction if you decide that you want to make an offer. Your agent may not even want to represent you because of that fact, or you may have to pay your agent out of your own pocket. If you want to see homes without your agent, then you could go to open houses. If you need to make an appointment to see a property, then you should go through your own Realtor. As a Realtor, this is part of our job. So don’t hesitate to give him/her a call.
